How do I get my house on the market with you?

Just give us a call on 0845 678 0908 or click on your preferred option on the home page of the site. We will then arrange for a consultant to come and visit you to measure up, take photos, virtual tours, etc.

If I choose option 2 or 3, is payment secure?

Yes. We use Protx, who provide secure online credit and debit card payment.

Who takes the photos and does the floor plans and virtual tours?

We do. Once you have got in touch with us and confirmed that you would like to go ahead with marketing your property, we will send one of our consultants to see you to take all the photos, floor plans, virtual tours and write the details. You just have to be there to let us in!

Why do you have to come and do the photos. Can't I just email them over to you?

No. As members of the both the Ombudsman for Estate Agents and the major property websites, we have to satisfy certain terms, conditions and regulations. By visiting the property and taking full details, we are guaranteeing the accuracy of the details according the Estate Agents Act 1979 and the Property Misdescriptions Act 1991.

When can Hatched.co.uk come out and see me?

It really depends on what our diary looks like that week. Generally speaking, we can get someone out to see you within a couple of days. Remember, we do weekends as well.

How long does it take?

Depending on the size of property, it will take anything from half an hour to 2 hours.

When does it actually go on the market?

As soon as our consultant gets back to the office, our administration team will begin work on loading the property on to the various web sites. It will take no longer than 48 hours to get the property on to the main web sites.

Does it matter if my home is on the market with another agent?

You would have to check the contract you are in. We are classed as estate agents and you may find yourself bound by the terms and conditions of the contract that you have signed with your current agent. You may have to wait until the agreement with your current agent runs out or, if you speak to your agent nicely, they might let you out of the contract early!

Will you value my property for me?

We are able to provide you with a guide as to what your home is worth based on land registry figures and other estate agents web sites. We would also recommend that you carry out some of your own research as to the value of your home - Ask your neighbours what they bought their home for, look in the local property paper and check out the internet for any direct competition to your home.

How does it work when someone wants to view my home?

All calls and viewings come through to us. When we have someone who would like to view the property, we will contact you with various times that the applicant can view and come to a mutually convenient time. We will vet every viewer before they visit your home.

What happens after the viewing has taken place?

We will gather feedback for you and advise you what the applicant thought of the property - either by phone or via your own vendor mini site which you can log into at any time of the day or night.

What about offers?

Offers will be made through us and we will report every offer to you by telephone and in writing. We are absolutely committed to getting a price that you are happy with and will negotiate on your behalf until we have reached an acceptable figure to you.

How long can I market my property with you for?

We will market your property until it is sold or until you ask us to take it off the market.

Do you have any minimum contract period?

We have tiered contract periods. Depending on which fee option you choose, depends on how long the contract is for. For example, if you choose option 3, there is no minimum length of time that you have to stay on the market with us. Why are there 3 fee options?

It offers customers flexibility and transparency. Some people don't like paying up front, so thay have the chance to list with us for FREE and still save a huge sum of money. Others are happy to pay up front for the work that is being done in advance of marketing.

Why do you charge up front fees?

Most agents only earn money on around 25% of the properties that they come into direct contact with (Call us for the breakdown and how this is possible!). This is why their fees are so high - they are charging you for the work that they don't do! Imagine if estate agents earned money on 80% of the properties they came into direct contact with. High street agents alone could bring their fees down by around 70%. Now, because we earn money on around 80% of properties that we come in to direct contact with AND we have lower overheads, this is why our fees can be around, on average, 85% lower than the high street agents. If we didn't charge up front fees, this wouldn't be possible.

Is there any difference in the service you provide with each different fee option?

No. Your property will receive the same coverage, service and presentation, whichever fee option you choose.

What happens once the property receives an acceptable offer?

Once you have accepted an offer we will gather solicitor and any chain details from the buyer. We will write to all concerned parties with confirmation of the sale, subject to contract. We will then help you in any way we can with getting the sale through to completion.

What's the catch?

There isn't one! We are genuine estate agents and we can sell homes of all types in any area of the country.
