Conveyancing

It's worth getting the ball rolling with regards to who is going to act for you, when it comes to the legal process, as soon as you decide to your property on the market. We have our very own conveyancing department and our colleagues at HatchedConveyancing offer a first class service and are part of one of the biggest conveyancing firms in the UK.

Energy Performance Certificates

Every property that is marketed For Sale, or To Let, must have an Energy Performance Certificate (EPC), unless the property is a listed building. The EPC will contain information about a property's energy use and gives a current energy performance rating and a potential energy performance rating (A - most efficient, G - least efficient).

An EPC is produced by a Domestic Energy Assessor (DEA) who will visit your home to assess the energy efficiency of your home. It will take anything from 20 minutes to an hour, depending on the size of your property.

This is very similar to the way in which your kitchen appliances are rated. It's nothing to worry about, and it's highly unlikely that anyone will take this piece of documentation into account when viewing/making an offer on the property. However, it is EU legislation and it must be done in order to get your property on the market.

How do I get an EPC?
